Want to be a homeowner in 2026?  Waking up one day and finding the house, pulling out the debit card, and going home with that home in the bag is not the way this happens. This is unlike any other purchase you will ever make.  If you have hundreds of thousands of dollars sitting in your bank account right now this probably isn’t the blog for you. Buying a home is a process that takes time. It involves your finances, house hunting, finding that perfect real estate agent, if needing financing….getting pre-approved for a mortgage, making an offer, inspections, appraisals and the list goes on. Which one do you do first? It seems like so much to do. Well, it is..... and it isn’t. 

Here are the steps to take to set yourself up for a home purchase in 2026

Step 1- Dream

Dream and dream big. There are too many negative media reports on housing affordability and how it is not possible to own a home in this economic climate.  That is simply not true. People are buying and selling homes all over the country. So why not you? Ask yourself, where do I want to live?  How many bedrooms and baths do I need? How does that fit into what 5 years looks like in my life?  Your real estate agent will go over these questions to set the goal and get the plan mapped out together to reach it! Which leads me to step 2.

Step 2- Find A Real Estate Agent

A good real estate agent will be a coach and a guide in your process of buying a home. There are real estate agents out there that want to set you up on automatic emails, you find the home, they show it, close it and get their check. That’s great and all, but what about all the in betweens? There is so much more to this than buying a new computer. Search out a real estate agent who has a heart to serve your needs, not just their own. You can see who cares just by some of the pics you see on some listings. 

Step 3- Setting up the finances

Your real estate agent should be able to get you in contact with a good lender if you don’t have your own. That is where the rubber meets the road in the purchasing process.  Here you will see what you can afford, what steps to take to improve that or to get to the purchase price you desire. Does your debt-to-income ratio need to be improved? Do you need more of a downpayment? What programs are out there to help with a down payment?  These are all the questions that need to be answered in order to find the proper price range. Once you and your realtor have that number it is time for step 4.

Step 4- Shopping For Your New Home

This is where step 1, your dream, becomes a reality. It’s exciting, it can be daunting, but it is where this intangible idea becomes the tangible place you will walk into, rest in, build memories in and live a life in.  Your real estate agent will help you search 1000’s of homes on the market. They will keep you up to date on new listings, take you to showings and open houses. This to me, is the best part about finding a home. But I love real estate so that is my favorite part. 

Final Thoughts

There are other steps to getting into that dream home but this is the beginning of making your dream a reality. You won’t know your time line or the plan to get there unless you find that perfect agent.
